Factory Land Area vs Built-up Area: How to Compare

When comparing factories in Selangor, read area figures alongside the floor plan. Land area, total built-up area and ground-floor production space answer different questions. Break down your equipment, storage, office and vehicle needs, then check each unit against them.

Separate the three area figures

Land area describes the unit's plot. Built-up area describes building space, but you should confirm what the advertised calculation includes. Total built-up area may include several floors, offices and other spaces; it cannot automatically be treated as ground-floor production space.

Ask for the land area, a floor-by-floor area breakdown and the floor plan for the same unit, with the document date and version. Developer floor plans also list Land Size and Built-up separately, as in Eco Business Park I's official material. Use consistent measurement units and check whether the figures describe a standard unit, a corner unit or a specific lot.

Break built-up area down by use

Mark production, storage, receiving, dispatch, offices, stairs, washrooms and supporting spaces on the plan. Ask about columns, clear height, door openings, floor loading and movement between floors. Equipment layout or handling routes may constrain a building even when its headline area appears sufficient.

If production equipment must stay on the ground floor, compare the usable ground-floor space first. Record whether the upper-floor offices suit your team and whether goods need to move upstairs. Adding areas with different functions does not establish that the entire production line will fit.

Check outdoor space against vehicles and boundaries

A larger plot merits a closer look at how outdoor space is distributed. The front yard, side access, parking and rear space may serve different purposes. Check the plot boundary, fences, drainage and access routes, and identify which areas belong to the unit and which are shared.

Subtracting total built-up area from land area does not establish usable yard space, because total built-up area may span several floors. To assess whether container access, parking and loading can take place together, review the building footprint and measured dimensions, then verify the conditions on site.

Compare candidates with one requirements sheet

List the space your equipment and racking need, your daily receiving and dispatch arrangements, office headcount and work zones that must be separate. Mark each requirement as essential, adjustable or a future need so that area comparisons reflect your operations.

For each candidate, record land area, total built-up area, ground-floor work space, offices and outdoor space, with the source of each figure. Mark missing information as unconfirmed rather than replacing it with an estimate. If a quotation is available, record the unit, date and area basis before comparing it.

Prepare documents and verify the layout on site

Bring an equipment or racking sketch, main handling routes and vehicle details. Check the plan against the actual columns, entrances, stairs and outdoor access. Record projections, ramps and level changes that affect the layout, and arrange measurements and photographs of critical locations.

After the viewing, separate your notes into verified details, documents still required and layout changes needed. Refer questions about alterations, use or structure to appropriate professionals. Keep a unit on your final shortlist only when its critical space and operating routes are supported by evidence.

Questions before you decide

Does built-up area greater than land area mean the figures are wrong?

Not necessarily. Built-up area may total several floors. Ask for the floor-by-floor breakdown, confirm the calculation and the unit it describes, then check the usable ground-floor space.

How do I compare two factories with the same built-up area?

Compare their ground-floor work space, office proportions, columns, clear height, entrances and outdoor loading space. Place the same equipment and vehicle requirements on both floor plans and record the adjustments needed.

Can I shortlist a factory if its ground-floor area is not published?

Use the available information for an initial shortlist, but mark ground-floor area as unconfirmed. Request the floor plan and floor-by-floor breakdown, then verify critical dimensions before deciding whether equipment and racking will fit.

Apply the questions to individual projects

Open the project layouts and specifications and use the same operating checklist. These are information starting points; confirm use, delivery and the individual unit.
